Southern New Mexico News: October 2026 Housing Market, Elephant Butte Lake Levels, Local Development & November Events

Southern New Mexico is growing, changing, and giving us plenty to talk about!

As a REALTOR® serving Las Cruces and surrounding communities, I spend a lot of time studying the local housing market, tracking new developments, and staying informed about what's happening throughout our region.

But there's so much more to our communities than real estate.

That's why I'm launching this monthly mini-news publication to bring you a little bit of everything: local housing trends, community updates, new businesses, upcoming events, and stories that matter to the people who call Southern New Mexico home.

Whether you live in Las Cruces, Picacho Hills, Anthony, Santa Teresa, Sunland Park, Elephant Butte, or you're thinking about relocating to our beautiful corner of New Mexico, I hope you'll find something useful here each month.

Let's get into our November 2026 edition!

Elephant Butte Lake Is Rising: A Welcome Change for Southern New Mexico

Here's some encouraging news for anyone who enjoys spending time at Elephant Butte Lake!

Following fall storms and increased water flowing through the Rio Grande, Elephant Butte Reservoir has experienced a noticeable rise in water levels.

According to the Texas Water Development Board, as of November 2, 2026:

  • 7.2% full, compared with approximately 3% on October 2.
  • An 18-foot increase in lake elevation over the previous month.
  • Approximately 144,000 acre-feet of water in storage.
  • Up from approximately 4.4% full during the same period last year.

That's a significant improvement in a relatively short period!

Of course, we still have a long way to go. The lake remains approximately 100 feet below its full elevation, and winter snowpack in northern New Mexico and Colorado will play an important role in future water availability.

For communities around Elephant Butte and Truth or Consequences, the reservoir is more than a place for boating, fishing, and recreation. It's also an important part of the local economy and regional identity.

As someone who works with real estate in the Elephant Butte area, including Turtleback Mountain Golf & Resort, I enjoy seeing positive developments for this part of Southern New Mexico.

October 2026 Real Estate Market: What's Happening in Las Cruces and Surrounding Communities?

If you're thinking about buying or selling a home in Southern New Mexico, understanding the local market is one of the most important places to start.

And here's something I always remind my customers: Real estate is local. Even neighboring communities can experience very different market conditions.

Let's look at October 2026 closed sales for single-family, site-built homes.

October 2026 Market Snapshot — Las Cruces, Picacho Hills, Anthony, Santa Teresa
October 2026 Real Estate Market Snapshot

Las Cruces Housing Market

October's numbers show a market where pricing and strategy continue to matter.

  • Median sold price: $335,000
  • Homes sold: 117
  • Median days on market: 39
  • Sale-to-list price ratio: 98.5%

With homes selling at a median of 98.5% of their asking price, buyers and sellers should pay close attention to comparable sales, property condition, and current competition.

For sellers, this reinforces the importance of pricing your property correctly from the beginning.

For buyers, it means understanding the numbers before deciding how to structure an offer.

Picacho Hills Real Estate Market

Picacho Hills, known for its distinctive homes, mountain views, and golf community, recorded:

  • Median sold price: $654,500
  • Homes sold: 6
  • Median days on market: 44
  • Sale-to-list price ratio: 96.8%

With only six closed sales, individual properties can have a significant influence on the monthly numbers.

If you're considering buying or selling in Picacho Hills, a property-specific comparative market analysis is especially important.

Anthony, New Mexico Housing Market

Anthony recorded three closed home sales during October, with prices ranging from approximately $190,000 to $947,000.

The median time on market was 48 days.

That wide price range is a reminder that a simple average or median doesn't always tell the full story, particularly in areas with fewer monthly transactions.

Santa Teresa and Sunland Park Housing Market

The Santa Teresa and Sunland Park area continues to be an important part of the Southern New Mexico housing conversation, especially with ongoing residential development and new construction opportunities.

October's numbers included:

  • Median sold price: $327,900
  • Homes sold: 20
  • Median days on market: 13
  • Sale-to-list price ratio: 100%

These properties sold at a median of 100% of their asking price, with a relatively short median marketing period.

For buyers considering Santa Teresa or Sunland Park, it's important to evaluate available inventory, builder offerings, and financing options before making a decision.

Mortgage Rates: Where Do We Stand?

According to Freddie Mac's October 29, 2026 report, the average 30-year fixed mortgage rate was 7.24%, up from 7.32% the previous week.

Correction: The rate moved down to 7.24% from 7.32%.

The 15-year fixed mortgage average was 6.60%.

Mortgage rates influence monthly payments, affordability, and buyer purchasing power. However, the interest rate is only one piece of the equation.

Purchase price, closing costs, loan programs, property taxes, insurance, and potential seller concessions can all affect the overall cost of buying a home.

My advice? Don't make a real estate decision based solely on a headline. Evaluate your personal numbers and the available opportunities.

Project Jupiter in Santa Teresa: A Major Development to Watch

One of the most talked-about development projects in Southern New Mexico is Project Jupiter, a proposed data center campus in the Santa Teresa Industrial Park.

Large developments can generate significant interest because of their potential effects on employment, infrastructure, land use, and surrounding communities.

Here's where things stood entering November:

Community oversight: Doña Ana County's 11-member Community Monitoring Committee held its first meeting and elected Lynn Moorer as chair. Future meetings are expected to take place closer to the project site.

Environmental permitting: On October 26, the New Mexico Environment Department decided not to dismiss the air permit request. A public hearing is scheduled for December 7.

Infrastructure timeline: A gas pipeline associated with the project has reportedly been delayed until early 2027. Oracle has indicated that the project remains on schedule despite questions about the timeline.

As a Doña Ana County Planning and Zoning Commissioner, I understand the importance of staying informed about land use, infrastructure, and development decisions.

Projects of this scale deserve careful attention, thoughtful discussion, and public participation.

For official meeting information and updates, visit Doña Ana County's website.

Southern New Mexico Flood Recovery: Supporting Our Neighbors

Late-September storms brought significant rainfall to parts of Doña Ana County, with some areas receiving between five and eight inches.

The resulting flooding caused substantial damage, with estimates exceeding $17 million. Doña Ana County declared a local disaster on October 6.

Recovery efforts are continuing, and affected residents can call 211 to begin finding available assistance.

The Community Foundation of Southern New Mexico is also helping support recovery through its Greatest Need Impact Fund.

Oracle has pledged $1 million to the foundation to assist families affected by the flooding.

If you're in a position to help, consider supporting local recovery efforts through established organizations.

Our communities are strongest when we look out for one another.

New Businesses Coming to Las Cruces

I always enjoy sharing news about local business growth!

This month, two developments caught my attention.

Noodles & Company has opened at 3497 Northrise Drive, marking the brand's first location in New Mexico.

EquipmentShare is planning a location at the Las Cruces Innovation & Industrial Park, with plans that could bring up to 50 jobs to the area.

New businesses, employment opportunities, and commercial development are all important parts of our region's evolving economic landscape.

And I want to hear from you!
